Why "Canary"
Miners once carried a canary underground: a small, watchful thing that sensed danger long before anyone else could. That's the job I do for you. I walk the house first, top to bottom, and tell you plainly what I find so nothing catches you off guard after you've signed.
I'm Buck Meyers, owner and the only inspector at Canary. When you hire me, you get me: on the roof, in the crawlspace, and on the phone afterward walking you through every finding until it makes sense. No hand-offs, no rushed checklist.
A multi-inspector company can't promise that. The name on their sign isn't the person in your crawlspace, and the inspection you get depends on whoever's free that day. With Canary, there's no rotation and no substitute. The person who answers your call is the person who walks your roof and writes your report, and the same person you can call next year if a question comes up.
Where many inspectors stop at a ladder or a drone photo, I get up on the roof myself, go into the crawlspace myself, and open every electrical panel by hand, whenever it's safe to do so. A camera from the ground can miss what your hands and feet find.
I take my time, I show my work with photos and thermal images, and I never dress up a problem or scare you about one. You'll know exactly what you're buying.
What I inspect
A full inspection covers the whole home, structure to systems. These are the areas I'm known for, and where the expensive surprises usually hide.
Roof to foundation: structure, roofing, plumbing, HVAC, and electrical, in one clear report. I open the panel myself and test it with a Fluke meter, rather than just glancing at the cover.
Where Wiregrass homes hide their worst trouble. I go under myself, not just a camera on a stick, and read the moisture, rot, and grading with Protimeter and Tramex meters before it costs you a foundation.
A FLIR infrared camera sees what the eye can't: hidden leaks, missing insulation, and electrical hot spots behind the walls.
Equipment, plumbing, safety, and surfaces, so the backyard oasis doesn't turn into a money pit after closing.
A fresh build still needs a second set of eyes. I document defects and gaps before the builder's warranty window closes.
Mold inspection and sampling when something smells off, plus water samples collected from private wells and sent to a lab for potability testing.
